Introduction

Community Solutions & Sales is a Utah based property management company founded by Becki Blackburn in May of 2001. Becki is a licensed real estate broker, who has worked in real estate property management for over a decade. Prior to starting the company Becki had managed Proactive Property Management and Lone Peak Property Management. When the company was founded, Community Solutions & Sales managed 7 communities and employed 3 individuals. Today the company manages over 50 homeowner's associations and employs 35 individuals. The staff consists of: Property Managers, Assistant Property Managers, Maintenance Staff, and a Clerical Staff. The company is committed to maintaining the real estate values of the communities we serve and creating an environment where all homeowners can enjoy the communities they have chosen to call home.

Agent Duties

- Collect monthly assessments.
- Retain legal counsel to take appropriate steps to collect delinquent assessments.
- Prepare an Annual Budget for the community.
- To be responsible for the maintenance of the Common Areas and Limited Common Areas of the community.
- Agent shall enforce the rules and regulations of the community.
- Maintain adequate insurance coverage to protect homeowner investment in the community.
- Maintain the Operating Account for the payment of all expenses related to the community and work towards establishing adequate Reserve Funding.
- Company maintains a 24-hour emergency pager service to address situations that pose a threat to life or property.
- Strive to maintain a Sense Of Community in the properties we serve by creating community events: Spring Clean-ups, Flower Planting Days, Christmas Parties, Easter Egg Hunts, Community BBQs, etc.
- Maintain a website presence for the communities we serve including: Community Introduction, HOA Bill Pay, E-mail Newsletter, Rules & Regulations, What Living In A Homeowner's Association Means To You, Suggestions, Maintenance Requests, etc.
- Onsite Property Management Offices.
- Supervise relationships with vendors working on the property to insure work is performed as agreed.
- Staffing of the Main Office to address homeowner phone calls, and to respond to e-mails and questions that homeowners may need addressed.

Successful property management is a difficult job, and requires the efforts of several parties: Developer, Builder, Property Management, and Homeowners.
